The Opportunity. The City intends disposal of this parcel to a developer to design and develop a dining establishment. In general, development of the parcel should provide a full-service restaurant/diner to serve not only the airport community, but the general public as well. Potential Patrons: The airport receives flights every day and currently provides meals via UberEats or similar. There is a demand for food options at the airport to serve this community. There is also an attraction to the general public to patronize a dining establishment at the airport due to the atmosphere and aviation activities. The airport had a restaurant for many years which served by pilots from surrounding airports in Massachusetts, Rhode Island, Connecticut, Vermont, and New Hampshire, as well as New York. The City/Commission have received inquiries as to when a new airport restaurant will open. Please see attached map detailing on-site neighbors who would be potential patrons to the dining establishment. Availability of Alcohol Licenses. The City has available liquor/beer and wine licenses available. It is the responsibility of the lessee to apply for and obtain such a license, if desired. Parking. There is an area for development of patron parking included with the proposed lease. Business Use: The development shall be for a dining establishment only. There will be no ancillary uses accepted for this site. Connectivity: The development should enhance existing uses and activities at the airport and shall in no way impair airport operations. Design: The constructed facility shall meet all relevant regulatory requirements for a new building. The Airport Commission shall be the final authority on acceptability of the facility design. The Lease. The City and Airport Commission offer an initial land lease term of twenty (20) years, with an option to extend for an additional twenty (20) years, and a final option of ten (10) years.
