The Littleton Elementary School District #65 is seeking qualified Construction Manager at Risk (CMAR) to provide pre-construction and construction services for the maintenance building located at 1252 S. Avondale Blvd, Avondale AZ. 85323. A Contract for pre-construction services, and subsequent construction services, will be awarded to a single firm. The Littleton Warehouse renovation project includes the construction of new restrooms, a new breakroom, a new office work area, a compressor room, and storage areas. Additionally, the project involves exterior site work on the parking lot, the installation of new landscape material storage bins, and the construction of a canopy shade structure with solar panels. The work encompasses architectural, structural, mechanical, plumbing, and electrical tasks. The project also includes the removal of water tanks located on the site, followed by filling and repairing the location to ensure it is properly restored. The allowable area calculations for the project are as follows: the construction type is V-B, with occupancy classifications of S-2 and B. The base allowable area for B occupancy nonsprinklered is 9,000 square feet, and for S-2 occupancy non-sprinklered, it is 13,500 square feet. The total building area is 5,400 square feet, with B occupancy covering 954 square feet (allowing a maximum of 20 occupants per code) and S-2 occupancy covering 3,992 square feet (allowing a maximum of 13 occupants per code). The total floor area where the mezzanine is located is 3,003 square feet, and the aggregate area of the mezzanine is 999 square feet, which is 33% of the floor area.
