The Design phase includes, but is not limited to, the provision of architectural and engineering design services, encompassing detailed building specifications and fully coordinated, New Mexico-stamped Site, Architectural, Structural, Concrete/Asphalt, Mechanical, Electrical, Plumbing, IT/Communications, Building Controls, Fire Alarm/Fire Suppression, Landscape, Furniture, Fixtures and Equipment, and Audio/Visual drawings. Also included is the provision of BIM Models and 3-D rendered drawings for review and final approval by the Agency. All Architect-Engineer (A-E) services shall be performed by licensed Architects and Engineers registered in New Mexico. During this period, the design-builder will conduct value engineering assessments to address and meet the Agency’s budgetary requirements. The Build phase includes all construction services required for the construction, delivery and commissioning of the facility. Included are all necessary tasks such as full site surveying, site earthwork and utilities, concrete/asphalt foundations and paving, interior/exterior framing, finishes, glazing, trim and treatments, M/E/P, IT/Communications, Building Controls, Fire Alarm/Fire Suppression, Audio Visual, and site equipment. Trades supervision, project controls (cost and scheduling), reporting, quality assurance and control, and safety programs are included, as are the conduct of building commissioning, and delivery of final operations and maintenance manuals upon project close-out activities.
