The responsibilities of the planning consultant and their team of enlisted staff will include, but not be limited to, the following services: • Minimum of three community planning public meetings. Suggested topics are as follows: 1) public input and visioning for local needs and what Town Center corridor can become 2) public input and analysis on Town Center Corridor delineation and policy strategies 3) public input and refinement of recommendations • Overall site analysis of target state road corridor to better understand physical characteristics, land tenancy, and highest uses. • Analysis of relevant existing bylaws, and recommendations for changes and/or provision of model bylaws for consideration. Density changes and/or incentives will be an important consideration as well as commercial allowances within the proposed overlay district. • Consideration of potential strategies to achieve town goals for Community Housing, and its relationship to commercial and increased community socializing opportunities. Tangible recommendations for achieving these goals will be the desired end product.
