Provide staff and services on an on-call, as-needed basis. Provide construction management services as a representative agent of the City for alterations, repair, and replacement of City infrastructure and PROW. Provide in-person, day-to-day field inspection, supervision, and coordination of project work performed by a General Contractor. Manage and conduct meetings with the City and the General Contractor and produce meeting minutes. Review and process requests for clarifications and interpretations of contract documents, shop drawings, project plans and specifications, submittals, schedule adjustments, and Change Order proposals. Maintain a submittal log and a change order log. Monitor the construction progress of a project, providing the City with daily reports, weekly statements of working days, and evaluations and recommendations concerning the quality of the work. Review General Contractor progress payment requests for completeness and accuracy and provide recommendations to City on progress payment approvals. Coordinate receival of closeout items, including as-builts or record drawings, operation and maintenance manuals, and warranties as required. Assist with resolving contract issues at closeout. Maintain a uniformly structured or standardized file system for all received project documents and records, to be transferred electronically to the City at closeout. Provide inspection services for utility encroachment permit work, reviewing compliance with permit conditions and City standards.
