Corrective and Preventive Maintenance is defined as bi-monthly (every other month) scheduled work to provide systematic checking, adjustment, cleaning, and routine services in strict compliance with the relevant equipment manufacturer’s recommendations. This Request for Quotation shall include: ● Parts and labor that are part of a Corrective and Preventive Maintenance program; ● Annual replacement of blower belts ● Cleaning of condenser coils, evaporator coils, and condensate drain pans with biodegradable, neutral PH (6-8) cleaner; preferably "Simple Green" and water, annually (more often if necessary) ● Routine testing and inspecting of equipment to obtain optimum operating efficiency and maximize equipment life expectancy; ● Preventive measures to reduce or avoid service interruptions; and ● Monitoring equipment and systems performance and inspection of data for operational analysis and anticipated corrective action. ● Bi-monthly air filter replacement for Unit 1 ● Bi-annual (every 6 months) air filter replacement for Units 2 and 3 ● Water flush (as needed) when the only material to cause the need for condenser coil cleaning is debris from plant material that has impinged the coil All work performed by the Contractor shall meet local, State, and Federal codes and standards and be performed under the Contractor’s license, if applicable.
