Services include but are not limited to: 1. Review existing Owner’s Project Requirements (OPR) and design documents, see exhibits attached. 2. Peer review permit set prior to bid, and provide comment log on compliance to applicable codes within two weeks of NTP. Meet with the City to review comments and comment log. Permitted set of drawings will be provided when IOR is on board. 3. Availability during construction hours, which are allowed from 8 am – 6 pm Monday - Friday and/or 9 am – 6 pm Saturday. IOR may be asked to be onsite during off hours or weekend hours as deemed necessary by the Owner or Construction Manager. 4. Be familiar with the permit plans, specifications, change orders, and the contractor’s operations during all phases of the project. 5. Observe, check and measure items used in the project for compliance with the applicable codes and ordinances, regulations, plans, specifications, change orders, City policies, and technical instructions from the Architect. The services shall include, but not be limited to review of the following as applicable to each project: architectural, structural, electrical, mechanical, and plumbing plans; structural calculations; accessibility compliance; fire and life safety components; geotechnical reports related to structural design; green building and energy code compliance documentation and deferred submittal items. 6. Coordinate assigned inspection and re-inspection requests. 7. Attend project meetings requested by the Owner or Construction Manager such as billing meetings, OAC meetings, pre-installation meetings, progress meetings, and unique meetings scheduled to resolve specific issues which arise during the course of construction. 8. Maintain log of deferred submittals schedule and approval.
