Conceptually, the new facilities will encompass the following attributes: * Site – Approximately 15.5 Acres * Paving and Parking Stalls * Total approximately 1,500 spaces * 51 Asphalt paved for employee and public parking * 181 Auction Lot Spaces * Asphalt drives and circulation * Operations Office with 3 Vehicle Inspection Bays ~ 10,198 sq ft (Brick/mortar) with lobby space, a main admin area, conference room, 4 individual offices, secure work room (3 workstations), storage room, a kitchen area, 4 bathrooms in the admin area, maintenance closet, IT closet, janitor closet, 2 mechanical rooms, electrical room, riser room, mud room with shower and utility sink, 1 unisex bathroom off the lobby for the public. Inspection Bays will need at least 45'7" in depth, 23'11" in width, and 14'2" in height with vehicle lifts, eye wash stations, and utility sinks. * Covered Parking Area ~ 100-200 spaces * Electric Vehicle Parking Area ~ 20 spaces. Fire blocking is required around this area.
