Market Study and Schedule Development: o Study all sales pertinent to residential properties in Meriwether County to develop accurate schedules and tables. o Develop base square foot area, increment factor, and area ranges, as well as determine the minimum and maximum square foot areas for residential improvements. o Review Marshall and Swift data to determine a cost multiplier in the absence of market data to ensure consistency and accuracy in property valuations. o Study subdivision lot values and adjust the values where necessary to reflect current market trends. o Review current neighborhood codes and adjust if necessary, ensuring they accurately reflect local conditions. Neighborhood factors will be updated if warranted based on the study. 2. Improvement and Component Reviews: o Review and study all components related to the residential improvement, including HVAC systems, plumbing, fireplaces, and other features. Adjust schedules and factors if warranted to ensure they reflect current market conditions. o Study and adjust improvement labels in the County’s CAMA (Computer Assisted Mass Appraisal) System to ensure accuracy and alignment with current property data. o Study attic, bonus room, and basement areas to ensure that the schedules are reflective of the market and that they correctly impact the property’s overall valuation. o Review and adjust accessory schedules as necessary to reflect any market changes or discrepancies. 3. Sales Ratio Studies: o Generate Sales Ratio Studies to evaluate the accuracy and consistency of the residential property assessments in comparison to actual sale prices. This will help to identify any necessary adjustments to the schedules and ensure fair market value assessments. 4. Data Entry and Integration: o Input the updated data, including revised schedules and tables, into the WinGAP system to ensure proper integration with the County’s appraisal records and tax digest. 5. Appeals and Support: o Provide support to the Meriwether County Board of Assessors (BOA) and appraisal staff with appeals assistance on a per diem basis, upon request from the Meriwether County BOA.
