4. SCOPE OF SERVICES The Contractor’s Scope of Services, fee, and schedule, will be negotiated with the City. An initial negotiation meeting will be held within ten (10) working days from notification of selection to discuss the Contractor’s Qualification for the design and procurement phases, including preconstruction fee and an estimated completion schedule. During this meeting, the Contractor’s proposed construction and closeout schedule will also be discussed, including timing of fee negotiation and structure of the anticipated fee Qualification for construction and close-out phases. The Contractor’s Scope of Services for the design and procurement phases shall include the following services: 1. Design Phase: a. Schematic design development based on the City's requirements b. Water and wastewater utility extension design c. Architectural design and space planning d. Landscaping plan development e. Mechanical, electrical, and plumbing (MEP) systems design f. Ensure ADA compliance throughout the facility Page 3 g. The City will provide all necessary permits. The Contractor shall schedule and coordinate inspections. 2. Procurement Phase: a. Solicit and evaluate bids from subcontractors and suppliers b. Finalize contracts and agreements
