A. Design/Pre-construction Services: 1. The Construction Manager will be responsible for all architectural and engineering design aspects of the projects including – design development, development of construction documents, State and/or local plan reviews and approvals including all fees, design team construction support, etc. 2. Complete, detailed, coordinated, and certified plans and specifications shall be reviewed and approved by KUSD staff before issuing for competitive contractor bidding 3. The Construction Manager will be responsible for all other activities normally associated with Pre-Construction Services including, but not limited to, development of detailed project schedules, identification of any long-lead items, ensuring that the design documents conform to the project budget, etc. B. Construction Management Services: 1. Perform all services generally associated with construction management for large capital projects. These services include, but are not limited to: Oversee the competitive bid process for all trade work as well as overseeing or ensuring a competitive process for all equipment and materials. It is KUSD’s preference to use local contractors when possible and when pricing is competitive. To ensure our community receives best value, KUSD will require that the CM solicit separate bids from the individual trades. Depending on the actual project scope additional breakdown may be required. KUSD must review and approve the bid strategy prior to bid solicitation. All trades shall be managed directly by the CM. Ensure all reviews, permits, and inspections are performed in accordance with State and local codes and regulations from design through final occupancy. Manage budget for each individual project as well as the overall budget and perform all budget accounting and tracking services. Provide necessary site construction management services to ensure successful projects at all locations. Manage and perform punch-list inspections in cooperation with the district. The resultant punch-list items shall be completed by the firm to KUSD satisfaction before final payment of the project. 2. The Construction Manager is responsible for all start-up and commissioning of systems and equipment to ensure proper operation and scheduling of all systems and equipment. Proof of proper start-up and commissioning shall be demonstrated to KUSD for all HVAC systems and components and shall cover the proper operation per the sequence of operation, graphics, scheduling, trending and alarming. The Construction Manager is responsible for coordinating, scheduling and providing operator and/or maintenance training of all systems and equipment to KUSD staff, as well as providing electronic “As Built” Drawings, complete O&M manuals on all systems and equipment. 4. The Construction Manager shall provide a full two-year warranty for all work provided by the firm and all subcontractors and suppliers associated with all aspects of the project. The two-year warranty shall begin once all punch-list items and the commissioning process have been completed on a date mutually agreed to upon by KUSD and the firm.
