3. Scope of Services The selected Firm will be responsible for the following services: i. Comprehensive Site Analysis: o Conduct a detailed analysis of existing conditions, including land use patterns, zoning regulations, traffic flow, and pedestrian accessibility. o Identify opportunities for improvement and potential challenges. o Assess the impact of proposed development on the surrounding area. ii. Overlay District Design: o Develop design guidelines and standards for building form, setbacks, landscaping, signage, and public spaces. o Create a vision for the future of the corridor and parkway, considering the city's longterm goals. o Develop a design manual that provides clear and concise guidelines for property owners and developers. iii. Economic Development Strategy: o Identify potential economic development opportunities within the overlay districts. o Analyze the potential impact of the project on the local economy. iv. Community Engagement: Facilitate public input and engagement through meetings and online surveys. o Incorporate community feedback into the design process. o Develop a communication plan to keep stakeholders informed.
