The purpose of this Request for Proposals ("RFP") is to solicit proposals for the redevelopment and ground lease of vacant land owned by the Boston Redevelopment Authority (“BRA”) doing business as the Boston Planning & Development Agency (“the BPDA”). This land consists of approximately 5,013 square feet of vacant land in the Washington Park Urban Renewal Area, Project No. Mass. R-24, Parcel 0, known as 626-628 Warren Street in the Grove Hall neighborhood of Boston (the "Property"). The BPDA seeks creative and innovative proposals f or two potential uses of the site. The first potential use that will be considered is (1) Residential or Mixed-Use. This proposal will consider income restricted rental or homeownership residential development. Proponents who have site control of abutting parcels and wish to assemble the Property with privately-owned parcels for a larger project will be required to propose a mixed-use project consisting of commercial use on the ground floor and residential use on the upper floors. The second potential use that will be considered is (2) Improved Public Open Space (“Open Space”), such as a community garden or a park. Each proposal will have corresponding development objectives and design guidelines outlined in Section 3A and Section 3B, respectively.
