The following outlines the responsibilities of the contractor for the maintenance, operation, and safety of the elevator systems. These responsibilities ensure that all equipment is functioning properly, meets safety standards, and is well-maintained in compliance with the applicable regulations. 2.3.1 General 2.3.1.1 Performing all routine maintenance, adjustments, repairs, and replacements of parts for all equipment covered under the contract. 2.3.1.2 Inspecting, adjusting, lubricating, and repairing or replacing worn or defective parts on a monthly basis, in compliance with manufacturer specifications and State Regulations. 2.3.1.3 Removing all dust, dirt, and debris from surface areas, moving parts, motors, motor pits, and machine rooms during any maintenance activities. 2.3.1.4 Adhering to the requirements outlined in the American National Standard Safety Code for elevators, escalators, and dumbwaiters. 2.3.1.5 Ensuring that all materials and parts supplied comply with applicable codes and commercial standards. 2.3.1.6 Notifying the State Department of Labor, Licensing, and Regulation (DLLR) for reinspection of any equipment and covering any associated reinspection fees. 2.3.1.7 Repairing or replacing damaged hoistway and elevator door closure components and protective devices, except when damage is due to malicious intent or intentional actions as determined by the CONTRACT MANAGER, based on expert inspections. 2.3.1.8 Maintaining, repairing, and replacing all electrical wiring and conductors from the main disconnect and mainline switches in machine rooms to the elevator system in the hoistways. 2.3.1.9 Keeping all elevator and escalator pits free of trash, debris, and dirt at all times. 2.3.1.10 Maintaining a stock of necessary parts such as contactors, coils, leads, brushes, lubricants, and other minor components within the machine rooms for routine preventive maintenance, securely stored in locked cabinets. 2.3.1.11 Maintaining a comprehensive inventory of all parts for equipment covered by the contract, including generator rotating elements, door operator motors, brake magnets, controller switch contacts, selector switch contacts, and other key components. 2.3.1.12 Providing and properly placing safety and traffic control equipment such as barricades, tarps, plastic sheeting, flag tape, and other necessary protective devices to safeguard the public, surrounding areas, and equipment.
