Fire Safety The existing fire protection system must comply with all current City of El Paso regulations. Electrical Systems and Power Feed The District requires a minimum of 1,600 amps, 480 volt, 3- phase, 4-wire A/C of electric capacity dedicated to the technical area(s). They will require the right to increase said capacity to as much as 6,000 amps. Landlord must agree to cooperate and/or otherwise assist in securing the same from the local utility, if necessary. Loading The District requires a minimum of 4 dock height loading doors. At last one loading door at ground level access is also required. Roof Rights District will require the right, at its discretion to install HVAC dry coolers and other HVAC support equipment on the roof. There shall be no charge to District associated with the rooftop fixtures. All rooftop installations shall be consistent with governmental codes and shall be installed in a manner so as not to impact any warranties in effect on the roof membrane. Due to the proposed utilization of the space, District must have the right to perform an infrared and structural inspection of the roof to insure its integrity. Americans with Disabilities Act (ADA) / Building Code Compliance The Landlord shall be responsible for all costs necessary to cause the core, shell, structural components, building wide systems, common areas and facilities to be in compliance, as of the Rent Commencement Date and throughout the term of the lease, with all applicable codes, regulations and current and future laws, including those relating to handicap and the Americans with Disabilities Act (ADA) requirements. Floor Leveling Site must contain a smooth and level floor slab, ready for carpet or other floor covering. Ingress / Egress Site must contain two (2) means of ingress/egress, allowing access to each floor of the Initial Premises with doors, frames and hardware approved by the District.
