Arapahoe Community College (ACC) has their main campus in Littleton, CO and that campus has six buildings that need to have their internal door hardware replaced. ACC has been funded for the first phase of what is anticipated to take three phases of Controlled Maintenance (via State of Colorado) funding to complete the hardware replacement within all campus building. We are seeking a Design/Build Entity to work with us on this project helping to define the details of the hardware replacement and access control, to prepare the construction documents, to provide construction administration services, to seek resolution of open issues from field conditions with the authority having jurisdiction and ACC project leadership, and to manage and construct the project. Access Control - The existing campus access controls door hardware parts are no longer being supplied by the dealer, making it extremely hard to find parts. This causes disruptions to the students when they must wait for someone to come with a key and unlock the doors when the system fails. Being that these are standalone controls every time someone is added or deleted from our system, Campus Police must go to each door and upload that info. And being that there are over 850 doors on campus makes safety and access sometime difficult. New hardware will fix this problem. ACC did an evaluation process in 2022 of access control systems and selected Open Options as the new access control system. Open Options was selected as it integrates with other college systems. It is anticipated that this integration is ‘on the backend’ and includes activities lead by ACC. ACC’s exterior doors already have Open Options access control system deployed. The interior doors will integrate with these exterior doors when they are also on Open Options. This integration is via the system’s software. A recent renovation project in the Annex Building provided ACC with the opportunity to add this new access control to some doors in that building. Key Control – While the campus buildings are of varied ages, it can be said that the key system is over 40-years old and needs rekeying of doors with a new key hierarchy as it is largely believed that many persons have keys in their possession that could be used for unauthorized access. ACC will ask this Design/Build Entity to help organize an evaluation process for the determination of the best lock system to become our standard. Door Inventory – the construction documents produced by this Design/Build Entity would need to both illustrate (plan view with door numbers) and enumerate (door legend with hardware) the campus doors. If a door cannot accommodate new hardware systems due to being previously bored too many times or in poor shape, then replacement of that door would be warranted and the new door specifications would need to be included in the construction documents, but largely most doors will remain as ‘existing’.
