This market study will be unique. Salt Lake City (the “City”) and The Grove’s development team envision a safe, thriving community near downtown. Recommended uses for The Grove’s nonresidential spaces must support the following overarching goals (in no particular order): • Community needs and “demands” (particularly whether shortages are met. • Uses congruent with the adjacent “busiest bus transit stop in Salt Lake City.” • Uses supporting larger households and families. • Uses supporting the arts, public interface, education, crime reduction, etc. • Uses that do not demand extensive vehicular parking. • Uses that do not clearly conflict with the ownership condominiums above. • Omnipresent: businesses and uses that are economically viable even with the start-up fiscal support by owners of some street front tenants.
