The appraiser will be responsible for, but not limited to, such tasks as fair market value analyses of various Borough-owned properties as well as properties the Borough is interested in acquiring, including residential land, industrial, commercial, single and multi-family dwellings, and historic and special purpose properties. The successful proposer will also be called upon to perform subdivision analyses for large parcels of vacant land. Findings are to be presented in full narrative reports. In addition, value estimates must be based upon the dictates of the property in question and the reports must be prepared in accordance with the standards of the Appraisal Institute and signed by a State Certified Appraiser with an MAI designation. Said reports must also conform to the guidelines of all agencies having jurisdiction over the Real Estate Appraisal profession. The appraiser will also be responsible for preparing trial litigation filed against the Borough of Roselle. They will also be responsible for the preparation of preliminary reports to help assist the Tax Assessor in settlement negotiations.
