a. Provide standard and OEM monthly, quarterly and annual PMs by component type. b. Provide emergency response within two (2) hours 24/7/365. c. Warranty all work performed. d. Laser align motors and pumps when required. e. Rebuild pumps, motors, valves, steam traps, PRVs as needed. f. Use condition monitoring and predictive maintenance techniques including vibration, ultrasonic, electric current, flue gas and thermal analysis to detect equipment failures early. g. Inform owner of required water chemistry changes to enable optimized system performance. h. Adjust system settings, after consultation with the owner, for high load, intermittent load and low load conditions to minimize energy consumption and maximize continuous design pressure and flows. Maintain and calibrate systems to prevent short cycling and overloading. Provide new settings in writing to the owner. i. Use reliability centered maintenance techniques and provide basic information on fault diagnosis including failure modes, failed components, and root cause for repair work when troubleshooting problems. j. Provide temporary solutions during equipment downtime in situations where adequate heating or humidification is not achievable.
