1. Document/survey existing conditions 2. Meeting with the Townships representatives and other professional to confirm scope of work, project schedule and construction budget. 3. Develop design concepts and Schematic Design documents for various construction and renovation projects. 4. Develop detailed preliminary construction cost estimate (itemized list) for the final Schematic Design. 5. Meet with Code Enforcement Department as required for code requirements. 6. Develop construction documents and specifications for the final Schematic Design as required for permit review, bidding and construction. 7. Prepare and distribute bid documents as required by the Township (public bid process). Both paper and electronic versions are required. Answer questions received through the purchasing department from contractors regarding the project during bid phase and issue addendums as required. 8. Assist the Township in the evaluation of construction contract bids and selection of contractor as requested. 9. Observe/monitor construction. Visit sites as needed to review progress of construction. 10. Review contractor submittals, payment requests and project close out documents as required. 11. Conduct final project inspection, prepare punch list and review work for final completion. 12. Submit printed and electronic as-built drawings to the Township at the completion of the project 13. Assure that all work complies with current building codes and ADA building requirements. 14. The architect will conduct a pre-construction meeting and periodic job meetings with owner’s representative and contractor on an “as-needed” basis. 15. The architect will review and process shop drawings submitted by contractor for completeness and compliance with contract documents. The architect will assist the owner in reviewing payment requests and will conduct a final project inspection and will prepare a punch list for contractor’s completion. 16. The architect will review final close out documents, warranties and as-built drawings for completeness. 17. Review and approve any revisions, or deviations from the original plans as field conditions warrant. 18. Must represent the Township in resolving disputes, conflicts, and inconsistencies with the contractors which may arise during the prosecution of work.
