3. Requirements for new building • Meet all applicable building codes, • Meet all FM Global fire codes and standards – Including but not limited to FM 4880, FM 4881, FM 3-7, FMDS0128, FMDS0129, FMDS0307 • Meet all environmental codes and regulations • Design to meet or exceed the Miami-Dade wind code • Brick or concrete walls • Concrete roof • No additional non-structural or functional designs or fixtures • Single slope roof design, pitch to be East to West • Exterior dimension to be 32’ x 13’ 4” and a 14 foot ceiling height • New housekeeping slab sloped to existing floor drains and elevation set to current pump skid mounting height. Slab also to include but not limited to imbed anchor points for mounting of electric and diesel fire pump skids, control panel stand(s), motor control center, pipe support(s), etc. • Two (2) roll up doors for pump/driver access – 8’ wide x 12’ tall • Two (2) outward opening double man doors • Concrete fire rated divider wall between electric and diesel fire pump rooms (center of building) • Electrical conduit to be PVC coated conduit (Robroy) with no slab penetrations • Wall paint system shall be Sherwin-Williams with concrete sealer, suitable primer, and Red colored topcoat. Door shall be primed and painted with a Sherwin-Williams system, Sand color or equivalent. Roof coating shall be FM Global approved liquid roof coating with applicable surface prep. All coatings and colors to be approved by FMPA. • No gutters and/or rain collection • Ventilation fans on each end of the building with ventilation louvers. Fans to move enough air per code • No lightning protection required • Building to be grounded to the plant ground grid • All doors, vents, fans, louvers, attachments, fixtures, etc. to meet or exceed the Miami-Dade wind code • Fit existing slab and foundation • No damage during demolition to remaining slab to be re-used
