A. The leasing opportunity totaling 449,803 square feet (sf) consists of: 1. Aircraft Hangar, Offices and Shop Area, totaling approximately 158,405 square feet (sf). 2. Airside Ramp Area, totaling approximately 268,337 square feet (sf). 3. Vehicle Parking, totaling approximately 23,061 square feet (sf). *Parking is subject to rightsizing based on future tenant operations. B. Features of the hangar include the following: • Chiller and split systems • Fire Alarms and Extinguishers • Fire Sprinkler System • Overhead sprinkler – a combination of foam and wet-pipe • Oil-water separator • Tail Slot – none (Proposed 2014 Capital Project not pursued. Construction documents available upon request.) • Security fencing C. The Facility shall be leased in “AS IS” condition. Any improvements to the premises are subject to the approval of the JAA. D. The premises may only be leased for aerospace or aeronautical purposes. E. Respondent must possess a minimum of five (5) years of documented and continuous experience in the proposed aeronautical or aerospace use/activity.
