This scope of work outlines the tasks and responsibilities involved in the complete replacement of seventeen roofing systems at Victory Point Apartments (6750 Ramona Blvd). The goal is to ensure a durable, weather-resistant roof that meets current building codes and standards. • Remove existing asphalt shingles, membranes, underlayment, and flashing down to the existing decking. • Inspect the structure for any rotted sheathing or materials inadequate for nailing roof covering materials; if termite or other wood-destroying insect activity is noticed, please notify the Property manager so treatment can be scheduled. You must notify the Property Foreman or Project Manager before any sheeting replacement occurs. • Remove the existing gutter and downspout system and install all new gutters and downspouts with new concrete splash blocks. Include at least 10’ of PVC to ground. • The sheathing should be CDX or OSB, measuring 3/4-inch x 4 feet x 8 feet. The contractor should include, as an allowance, a minimum of 320 square feet of sheathing (equivalent to 10 sheets per building) in the bid, which should cover the cost of labor and materials for replacement. Additionally, for any extra sheathing and board replacement, the contractor will need to provide a breakdown of labor and material costs for 1x4, 1x6, 2x4, 2x6, and 4x8 dimensions. The bid must also encompass sheathing replacement labor and material costs.
