1. ROOFING: Remove existing roof covering to the decking and replace any deteriorated or damaged decking with like, kind, and quality of existing materials. Repair or replace any damaged roof framing to include rafter tails, rafters, and barge rafters. Refasten and certify decking attachment. Install a peel and stick underlayment water barrier. Replace existing drip edge with new metal drip edge. Install new slant-back vents, replace gas vent caps and all flashing as required. Replace all boots with new lead, EPDM, and or metal boots. Install 30-year architectural (CertainTeed Landmark or equivalent) roof shingle as per manufacturer’s specifications and/or a self-adhering modified bitumen roof system to any low sloped areas as per the Escambia County Building Code. Then install new shingle over the ridge vents. Budget 320 square feet for damaged decking replacement and install hurricane clips if they are missing. Trim any trees over hanging roof to clear roof by approximately 10’ and remove all debris from site. Photographs are required for all stages of construction. 2. WINDOWS: Replace the existing windows with new single-hung vinyl impact windows as per the Escambia County Building Code. These units are to be complete with trims, screens, and low-e glass. 3. PLUMBING: Replace the tub with a paneled wall shower unit and repair surrounding areas. Replace the tub faucet with a new shower valve set. Replace the existing hot water heater with a new 40-gallon electric unit. Repair the washing machine drain line. Replace any old piping and fittings associated with this repair as per the Escambia County Building Code. 4. INTERIOR DRYWALL: Repair all drywall surfaces that are damaged due to code up-grades and existing surfaces that are damaged or incomplete. Repaired areas are to match as close as possible to existing surrounding area and paint to match. 5. ELECTRICAL: Re-wire as needed or required to conform to the national electrical code as per the Escambia County Building Code. This may require additional switches and outlets to be added if the existing space does not meet code requirements. A new meter base/power pack and riser may be required. Install a new breaker panel. All smoke detectors shall be hardwired with battery back-up. All receptacles, switches and cover plates shall be new devices. All fixtures shall be LED or have led light bulbs installed. Repair drywall damage from rewiring and paint to match as close as possible. Secure and balance the ceiling fan that wobbles.
