Space Availability: • Hours of Operation: 7:30 AM – 6:00 PM EST (Monday- Friday) • Space to be available: 24/7 General Building Requirements: • The proposed space must be within an existing building that meets the Agency’s specifications. • The Agency is seeking between 12,500 and 13,016 usable square feet of space or within walking distance, if proposing separate spaces and/or buildings. General Space Specifications: • Lessor to provide new paint throughout the premises. Below is the preferred paint for the Agency. o Wall: Pittsburg Color - #414-3, Toasted Almond Product - # 6-4310 Finish – Eggshell o Door & Trim: Pittsburg Color - #515-5, Stonehenge Product - #90-375 Finish – Gloss At the Agency’s discretion, only door frames and trim shall be painted, with the doors to remain a finished wood. o Lessor shall be responsible for moving and lifting all furniture during any painting and returning in place after completion. • Lessor to install new flooring (carpet, base boards and VCT, as applicable) throughout the premises, per the Agency’s specifications. o All individual office spaces and conference rooms shall have at least 28 to 32 oz. weight, 20 to 26 face weight loop commercial grade anti-soil carpeting, to benefit acoustics, comfort, and minimum maintenance in cleaning. Agency to provide specifications for carpet. o Lounge areas, break rooms, reception areas, storage areas, file rooms, evidence rooms, computer and LAN areas, mail rooms, supply rooms shall be non-slip commercial VCT. Agency to provide specifications for VCT. o Flooring (carpet, base boards and VCT) shall be installed and, as applicable, shall be replaced prior to any renewal of the lease or as needed due to normal wear, as determined by the Agency. Carpeting shall be treated to reduce staining. Carpet shall be professionally cleaned by the Lessor once a year or as needed due to unforeseen circumstances. o Lessor shall be responsible for moving and lifting all furniture during any flooring replacement and returning in place after completion. • Lessor to provide blinds on all windows throughout the Premises. If blinds currently exist, Agency to determine whether repairs to the current blinds are required or new blinds will need to be installed. Windows receiving direct sunlight shall be tinted or covered with energy-saving film. • Lessor to install new ceiling tiles or replace or repair damaged or stained ceiling tiles throughout the Premises. • Lessor to install new LED lighting or replace lightbulbs throughout the Premises.
