A. The base bid consists of the removal of the existing roof system and the removal of the existing roof system flashings down to the existing roof deck. Install new firestopping sealant continuously at all openings, seams, and cracks in the roof deck and at the perimeter where it meets the parapet walls. B. Furnish and install a minimum of 2.6” polyisocyanurate insulation over the exposed substrate. Over the base layer of insulation, install a mechanically fastened staggered layer of 2.6” polyisocyanurate insulation. The total roof system shall have an R value of R-30ci. C. Furnish and install a new adhered 60-mil, white TPO membrane roofing system over new insulation and up and over walls. D. Install new TPO base flashing at all walls and curbs. Furnish and install new bellows style expansion joint to match the existing footprint and tie into the new roofing system accordingly. E. Along the gutter edge, install a 4’ tapered insulation panel to help facilitate proper drainage. F. Install ½” slope tapered insulation cricket at the high side of the rooftop unit curb. G. Fabricate and install new pre-finished 24 gauge steel metal coping atop all parapet walls and secure using continuous cleats. Coping shall have a slope toward the roof provided by tapered insulation. H. Flash all rooftop penetrations per the manufacturer’s specifications. I. Install new 24 gauge prefinished galvalume steel drip edge flashing and counterflashing. J. Install new 24 gauge prefinished galvalume steel gutters and downspouts to match the existing style. K. Install new walkway protection mats around the entire rooftop unit. Protection mats shall extend a minimum of 24” from the unit in all directions. Install new walkway protection mats from parapet wall to the rootop unit in a location approved by the City’s Project Manager. L. Install new walkway protection mats from the parapet wall to the two existing rooftop antennas in a location approved by the City’s Project Manager. M.
