The perceived task/scope of work is to serve as a guide for individual(s) and or organization(s) to provide qualifications for the following services: 1. Assist Town with Needs Assessment and Visioning 2. Evaluate current facilities, adjacent properties, and zoning districts. a. Evaluate the existing field for long term usability for a major league venue including drainage, lighting, surface treatment, number of pitches, player and patron facilities, seating, score boards and associated needs b. Evaluate the adjacent properties to assess any concerns for adverse impacts, opportunities for mutual benefit, and opportunities for addressing the Town’s needs and visioning i. Within the boundaries of the park there is one residential parcel and an area currently restricted as a nature area ii. To the west is a utility corridor and undeveloped parcel iii. To the north is a residential community iv. To the east are parcels proposed for rezoning as a Transit Oriented Development v. To the south is a residential apartment community 3. Include an evaluation of the nearby Shiloh Park (due to its proximity) and Crabtree Creek Nature Center considering their current use as cricket venues 4. Evaluate potential traffic impacts to take into consideration the potential visioning expansion and overall network including proximity to area attractions, airport, hotels, etc. a.
