The District is seeking proposals from Respondents who can support meeting the goals of the Project and will creatively adhere to the following principles. These are not requirements but are intended to make the District’s desired expectations clear and guide the Project from solicitation through construction. • Affordability: The District seeks to provide quality workforce housing at affordable rental rates in order to increase the ability to recruit and retain teachers and other District employees, with 50% of the units affordable to lower income households in compliance with SB 35 and 100% of the units offered at below-market rates; • Schedule: Respondents are encouraged to identify a strategy for delivering on the timing goals of the District and employing several time saving measures to deliver the housing within 3 years of the Respondent team’s engagement by the District; • Development Costs: Respondents are encouraged to evaluate and pursue cost reducing measures while maintaining a high-quality design that complements the neighborhood; • Sustainability: The Project should reflect the District’s emphasis on sustainable construction, including designing for efficient energy and water use, building electrification, the use of low-maintenance and durable materials, and/or the use of renewable construction materials; and • Workforce Housing Park: The Project is envisioned to include an approximately 0.7- acre park as an amenity for Project residents. The park will include a children’s play structure, fenced dog run, lawn, and areas for seating.
