Interior: 1. Demo and replace furnace unit, AC Coil, Lineset and AC Condenser unit (Lennox natural gas per MLBO Spec Book. 2. Update Smoke and CO detectors to be code compliant. Include electrical wiring for detector interconnection. 3. Saw cut lower level basement floor perimeter along front wall, and partially along the side walls. Excavate material and install new interior perimeter drain tile. Drill out interior concrete block cores at footing level to drain the block cores to the new tile system. Install new drain tile and rock bed in this area. Provide and install corrugated or dimpled drainage board material to allow drainage between the wall and under slab to the new draintile. Connect new drain tile to existing sump basket for drainage. Patch concrete trench to existing floor elevation. 4. Repair front corner foundation wall: Cut CMU access holes in the top course of block and core fill solid. Remove lower level interior finishes to gain access to the masonry foundation wall. Exterior: 5. Demo and replace exterior front entrance door and frame assembly. If existing rough opening will allow, install sealed filler plywood base to raise threshold. 6. Demo and replace front entrance concrete. Raise the grade adjoining the house and slope to positively drain away from the structure. Compact subgrade. New Concrete to be 4500 psi air entrained exterior mixture. Install #4 rebar reinforcement grid at 3’x3’ OC grid. Include saw cut control joints and cure and seal product. Install foam expansion joint material between slab and foundation wall and where abutting existing concrete, and caulk joints with non-sagging concrete polymer sealant. See site plan for extent of concrete replacement. Bid Alternate #1: Demo and replace basement level hopper window units and egress window unit. Include replacement of the egress window well with corrugated steel unit and ladder assembly. Bid Alternate #2: Demo and replace exterior wood window units. ThermoTech single hung vinyl replacement window units. Properly tape and flash new window flanges, and sill to exterior substrate. Install PVC exterior trim to match to existing vinyl J-Channel trim. Spray foam rough opening, install interior extension jambs and casing to match existing pine species and clear finish. Patch and paint any interior surfaces affected by the window installation.
