It is the City’s intent to engage with a Design-Build team that will work as a partner in the final planning, design, construction, and commissioning of this major project in the Slauson Corridor. This relationship is intended to foster an approach to the Project that focuses on expectations, objectives, performance, and communication. To that end, this scope of services is intended to be general in nature with the expectation that the Design-Build team will utilize its experience and understanding of the Bridging Documents, design-build delivery process, the industry’s current state, forecasted market conditions, and municipal clients to deliver complete design/build services for the Project within the meaning and intent of the Contract. The Contract will include comprehensive design to fulfill the intent of the 30% Bridging Documents (which has received approval from the City’s Cultural Affairs Department. Any deviation in concept from the 30% bridge documents, the contractor must obtain approval from the Cultural Affairs Department), and construction services. This includes, but is not limited to, field-investigations, engineering, architecture, design, permitting, preconstruction, construction, commissioning, operational-readiness, closeout, project management, and all other tasks necessary to deliver the Project. The successful Proposer will be required, upon contract execution and Notice to Proceed, to provide the City with a Design-Build team able to execute the scope of work in the Contract.
