1. Assessment & Reporting: The contractor shall conduct a comprehensive assessment of the property with a focus on life safety issues and immediate maintenance issues that were identified in the inspection report obtained as part of the investigation and due diligence conducted at the time of purchase. These inspection reports, copies of which will be provided by the County as part of this RFP, upon request, should be utilized as an assessment tool that the contractor should reference in the development of its own comprehensive review of the property in order to develop a detailed and prioritized report of maintenance and construction needs. This prioritized report shall include mitigation efforts for residents, as these are renter-occupied units. 2. Structural Repairs: Address any structural issues including foundation repairs, roof repairs, and exterior wall repairs. 3. Plumbing and Electrical Work: Repair and update plumbing and electrical systems as needed. 4. HVAC System: Inspect, repair, and service HVAC systems to ensure proper functionality. 5. Interior Repairs: Repair or replace flooring, walls, windows, and doors as necessary. Replace and upgrade kitchen appliances. 6. Exterior Maintenance: Address issues related to the exterior of the property including landscaping, gutters, and paint. 7. Health and Safety Compliance: Ensure that all work complies with local building codes and applicable law.
