1. Tear off all shingle roofing, underlayment, EPDM membrane and insulation to expose all sheathing. 2. Bring to the attention of the building owner all questionable substrate conditions and repair or replace decking as designated by the building owner’s representative at a cost in addition to the contracted amount based upon line item quoting on Bid Form. 3. Mechanically fasten 2 layers of 2.6” base layer of ISO insulation on low slope roof into plywood decking. 4. Install new Sion roof system over insulation. 5. Contractor to field form all new metal flashings. 6. Install new underlayment as specified over all pitched roofs. 7. Install new ridge cap as specified. 8. Remove caulking and install new counter-flashings along wall between Garage and Office area. Reinstate through-wall counter-flashings if necessary. 9. Clean and repair existing gutters, downspouts, mounting hardware. 10. Add Alternate: Install new field formed 24-gauge white 5” K gutters with matching downspouts and mounting hardware. Should include a deduct for work listed in item 9 above. 11. Clean and paint all exterior fascia and adjacent boards to provide a new clean appearance. 12. Add Alternate: Remove existing wood fascia and adjacent boards, install new Trex board and paint as needed. Should include a deduct for work listed in item 11 above. 13. Provide manufacturer’s warranty as specified.
