Provide maintenance services on the Distech control system and carbon dioxide/nitric oxide sensor calibration. 1. Bi-Annual PM of controls included in the attached Schedule A, control devices tested and inspected for proper operation and calibration. 2. Bi-Annual PM to calibrate carbon dioxide/nitric oxide sensors in the attached Schedule A using Test Kit. 3. Review operator software and discuss operational concerns with facility management staff. 4. Minor adjustments to graphics where needed to make control and operation of system easier to operate and control. 5. Perform or schedule maintenance procedures as appropriate to resolve situations and concerns. 6. Perform calibrations on temperature, humidity, air pressure and flow sensors. 7. Verify proper network communication and verify network speed. 8. Perform online/offline test routine to determine power and communication restart. 9. Confirm proper time sync of all controllers with workstation if applicable Check controllers for proper DC power levels, appropriate transmit/receive activity and check for possible errors. 10.Save system data base, alarm log files and trends on external memory storage device. 11.Give final service report of system findings and potential items that need to be addressed.
