The project shall include commercial tenant improvements to the Old Roessler Winery Building to transform the space from a warehouse into a multi-functional space to include an entry and exit point for the park, a gift shop/welcome center, an event venue, museum, restroom, and storage areas. The improvements include, but are not limited to, new finished floors; ceiling improvements; a new HVAC system; electrical improvements; architectural improvements for new casework, interior walls, weatherization, and ADA improvements; and parking lot improvements. Multiple conceptual layouts shall be provided along with 3-D renderings. Upon final selection of the conceptual layout, schematic engineering drawings and associated construction estimates shall be provided. Current electrical service is provided to the Discovery Center and Roessler Winery Building through a single electric service meter.
