Specifications include, but are not limited to: • The EPDM roof of the campus power plant has reached its useful life. The building houses newly installed critical systems including heating, electrical switch gear and communication equipment. • We are requesting PM services to oversee a study on the replacement of the approximate 15,000 sqft roof. • The power plant is not located inside the secure fence of the facility. • The roof was installed in the 1980s. As a result, we believe a study should be completed with structural analysis and energy analysis of the steel beam structure to ensure compliance with state building codes. • The scope of the pre-design will be limited to structural analysis and its evaluation, providing an estimate of any required structural work & insulation requirements, estimate of roof replacement w/ materials approved by the agency, an estimate of the time required to complete all work, and a report of major findings with recommendations. • Structural drawings will be provided as an addendum following the information meeting. • The consultant should plan for one site visit and up to three virtual meetings during the study
