Specifications include, but are not limited to: A. The University is seeking to award at least one (1) qualified Contractor for roofing repairs and maintenance services on an as needed basis for all Stockton University Campuses, including but not limited to the following locations listed below. Note: The University reserves the right to add or delete service locations under the scope of work for this RFP. The intent is for the awarded Contractor to service any and all locations the University currently obtains or may obtain in the future. 1. Main Campus Locations: 101 Vera King Farris Drive, Galloway, NJ 08205 2. 421 Chris Gaupp Drive, Galloway, NJ 08205 3. Parkway Building: 10 W. Jimmie Leeds Rd., Galloway, NJ 08205 4. Mailroom, Fitness Center & Residential Life Office: 3701 Boardwalk, Atlantic City, NJ 08401 5. John F. Scarpa Academic Center: 3711 Atlantic, Ave., Atlantic City, NJ 08401 6. Carnegie Center: 35 S. MLK Jr. Blvd., Atlantic City, NJ 08401 7. Stockton-Rothenberg Building: 3430 Atlantic Ave., Atlantic City, NJ 08401 8. Hammonton – Kramer Hall: 30 Front Street, Hammonton, NJ 08037 9. Sam Azeez Museum of Woodbine Heritage & Anne Azeez Hall: 610 Washington Ave., Woodbine, NJ 08270 10. Marine Field Station: 30 Wilson Ave., Port Republic, NJ 08241 B. On as as-needed basis, the Contractor shall furnish all necessary permits, labor, equipment, materials, supervision, tools, services and all related incidentals required to perform work and maintenance of the University’s roofing systems. C. The following list of services are examples of potential undertakings by the Contractor. This list is not meant to be fully comprehensive or exclusive, and serves for illustrative purposes only regarding the type of work that may be required: 1. Leak Repair 2. Repairs on rubber membrane, built-up and metal roofing systems 3. Shingle repairs 4. Flashing repairs 5. Gutter repairs 6. Water drainage issues 7. Preventative Maintenance 8. Snow removal 9. Standing seam roof 10. Parapet and miscellaneous capping 11. Drains and scuppers D. Service Requirements 1. Contractor shall have sufficient personnel resources, and resources to service up to two (2) separate projects simultaneously. 2. Contractor equipment shall be in good working order and conform to required safety standards. 3. The repair of the University’s roofing systemsshall be the Contractor’sfirst priority in the event of a natural disaster. 4. Contractor should be familiar with and have experience in performing work and accommodating the needs within the setting of a University, or similar institution, by mitigating hindrances and interruptions within an environment comprised of students, faculty, and staff. 5. All service costs are all-inclusive and must include, but are not necessarily limited to, all labor, setup, logistics, equipment, tools, delivery, travel time, vehicles, supervision, coordination efforts, insurance, estimates, profit, and all other associated or incidental items necessary for the successful completion of the scope of work described in this RFP. 6. The Contractor shall provide all equipment and tools necessary to perform services under this RFP at no additional cost. The Contractor may not charge for personal protective equipment (PPE) of any kind, such as knee pads or helmets. The Contractor may not charge the University material costs for standard tools or equipment, such as brooms, cleaning products, rags, vacuums, or any other material not substantially part of the completed job and under final ownership of the University.
