Specifications include, but are not limited to: The contractor shall furnish all expertise, labor, materials, parts, equipment, and incidentals necessary to provide a complete metal roof and gutter replacement project at the Public Works Agency (PWA) Flood Office, located at 951 Turner Court, Hayward, California. The contractor shall remove and replace approximately 29,000 square feet of existing roof systems, including all roofing, edge metal, flashing, underlayment, insulation, gutters, downspouts, and all other associated materials using specified Garland Company materials or approved equivalent.; The contractor shall inspect roof deck and fascia for any signs of damage, deterioration, or rot and perform repairs as needed. Replacement of all existing visible rotted or damaged wood shall be included as part of the base bid. Replacement of up to 50 ft of non-visible rotten or damaged fascia and up to 500 sqft of non-visible rotten or damaged sheathing shall be included as part of the base bid.; The existing skylights shall be removed and replaced with new double glazed monolithic Kingspan Light + Air Series 1400 Skylights or approved equivalent. Skylights to match existing dimensions and mounting and meet OSHA and any other related code compliant materials.; The contractor shall install a new Guardian fall restraint roof anchor system using Guardian Permanent Adjustable Standing Seam Metal Roof Anchors, or approved equivalent, in County designated locations. Roof anchor system must be compatible with newly installed roofing.; The painted metal roof and HVAC duct caps were sampled and tested positive for lead. Removal and disposal work shall be performed in accordance with the County’s Lead Hazard Control specifications and requirements. This is a full turn-key project, and the Contractor is to provide all necessary work required to complete the roof replacement.
