The existing oil fired boilers should be replaced with high efficiency oil fired boilers. Gas and propane are not available. Recommend the new boilers be provided with a BACnet interface to the BMS for better monitoring and data gathering to maintain system efficiency. b. Currently the pump VFDs are operating to maintain a constant hot water differential setpoint. It is recommend to have the setpoint reset based on demand. This will save fuel, and pump energy. c. There should be a hot water differential bypass valve installed to prevent the hot water differential pressure from rising over setpoint when the lead hot water pump is operating at minimum speed. d. The fuel oil pump assembly should have the oil leaks repaired. Associated equipment and material should be repaired or replaced if necessary. e. The combustion air damper needs to be repaired and properly sequenced with the boilers. f. The BMS outside air temperature sensor needs to be replaced and/or relocated for accurate temperature readings. This will allow the boilers to operate as intended, accurately reset the hot water supply temperature, improve efficiency and comfort. g. The heating and ventilating unit operation should be investigated and corrected as necessary to improve comfort and reduce energy costs.
