Specifications include, but are not limited to: 1. A review and analysis of site history, existing site conditions, neighborhood/community demographics, and evaluation of program possibilities. 2. Conceptual Design • Prepare and present conceptual plans to Parks and Recreation staff and the Community Advisory Committee (in-person with virtual attendance option anticipated). • Provide Conceptual Design Analysis and Summary Document to be used to help seek additional construction funding, if necessary. 3. Schematic Design (SD): • Provide an updated detailed design schedule and potential phasing concepts, if necessary. • Prepare and present schematic plans to the City and the Community Advisory Committee and/or public open house. • Create renderings for public communication online and in-person presentation. • Provide cost estimate with 100% SD document set. • Revise documents if needed by the owner to meet the project budget. • Sign-off approval by Saint Paul Recreation, Operations & Maintenance, and Design & Construction staff needed to proceed. 4. Design Development (DD): • Coordinate hazardous material and geotechnical analysis (by others) as required. Abatement and geotechnical will be contracted separately by City. • Provide a room finish schedule for all rooms and sample finish boards for review and comment by City staff. • Review project with local Watershed District. • Include additive and deductive alternates in the DD package corresponding to a possible change in the cost of work. • Submit 50% and 100% DD set to Parks and Recreation staff Revise documents if needed by the owner to meet the project budget. • Sign-off approval by Saint Paul Recreation, Operations & Maintenance, and Design & Construction staff needed to proceed to next design phase. 5. Construction Documents (CD): • Review City of Saint Paul front-end specifications to meet current industry standards. • Review specifications to identify potential opportunities to help increase use of CERT vendors and suppliers.
