Specifications include, but are not limited to: The project consists of 18 sleeping units with in-suite bathrooms and a conference room with a lobby and restrooms. The buildings are Type V, wood framed builds, with conventionally reinforced concrete floor slabs on the ground level and wood joists and sheathing with a lightweight concrete topping on level 2. The new building is approximately 9,480 square feet. The Contractor will provide all the necessary equipment, material, labor and essential construction services in order to provide a complete and finished building per the plans and specifications provided in the bidding documents. The University will provide accommodations in the form of eighteen (18) rooms in Cedar Lodge for use by the Contractor for the duration of the project except for following timeframes: (i) Summer 2024 until September 8, 2024 and (ii) the 10 weeks of Summer 2025 (June 21, 2025 to September 7, 2025). Rooms are double occupancy and fully furnished with hotel room furnishings. These accommodations are for work force housing only and do not include meals. The project will comply with San Bernardino County construction guidelines with respect to permissible hours and days of work. Construction access and laydown will be within the UCLA Lake Arrowhead Lodge property, near the proposed project site. In addition, the project will abide by the Cultural Resources Monitoring and Treatment Plan guidelines.
