Specifications include, but are not limited to: 1. All consulting services for design and specification costs for all sub-consultants as may be warranted, including: roofing consultant, MEP, structural engineering, and any consultants required to perform the work and meet code and State OSCG&R requirements. 2. All reimbursable fees including plan reproduction (except reproduction of bidding documents), postage, mileage, insurance, bond, etc. 3. Attendance at owner’s meetings including any State, Board of Education, or other required meetings, as well as presentations for the owner, Board of Education, City Council, Commissions, etc. as needed for approval. 4. All revisions to plans and specifications as required after review by City staff and as required to obtain all of the necessary City and State permits and approvals. 5. Complete preparation of all required document submittals including all State documents for project grant application, plan review process, change orders, progress payments, project closeout, and audit for the State of Connecticut OSCG&R and attend all required meetings. 6. Preparation and submission of City of Danbury building permit and all required documents. 7. Services to verify accuracy of existing drawings and plans of existing buildings provided by the owner. Architectural firm to visit project site and review existing spaces and confirm dimensions to an accuracy suitable and appropriate for construction purposes. If existing drawings do not have dimensions or are not sufficient, it is the responsibility of the architect to complete any measurements required to produce the new work. All dimensions must be accurate for constructability. 8. Design to include logistics to maintain and protect school operations throughout the duration of construction. 9. Any labor or other associated costs to meet design, bid, and construction schedule. 10. Preparation of multiple preliminary designs, as necessary. 11. Preparing contract documents (front end to be provided by the City, which shall be incorporated into the plans and specifications by the architect) and contract drawings for bidding. Firms are required to modify front end as needed for the project, with City approval. 12. Provision of services through the bidding phase of the project (including questions and preparing addenda as well as reviewing construction bids, vetting, and issuing recommendations to the City). 13. Provision of comprehensive construction administration services through the construction phase of the project (including, but not limited to: shop drawing review, RFI response, supplemental sketches, review and approval of proposed change orders and requests for payment, weekly job meetings, preparation of meeting minutes, preparation of punchlists, and review of all as-builts, warranties, and closeout documentation). 14. Preparation of complete construction schedule. 15. Preparation of Education Specifications in coordination with the school administration and Board of Education. 16. Preparation of cost estimates throughout project development and for OSCG&R approvals in appropriate UNIFORMAT levels as required, including eligible and ineligible cost breakdown.
