Specifications include, but are not limited to: a. One Waterfront Place (“OWP”) is an 8-floor building with a dual set of air handling units (“AHU”s) that serve each floor. The existing chiller system at OWP consists of two (2) 300- ton water cooled chillers utilizing a single cooling tower. i. The equipment is original to the building nearing 100,000 hours of run time running 24/7/365. ii. Each chiller has a dedicated pump with Siemens controlled VFDs. iii. The controls are pneumatic, some of which have failed. iv. The chemical treatment system is performed by Kroft. v. The AHUs the chiller system serves do not have economizers and as such requires free cooling. A temporary cooling unit is to be provided per the construction documents as the chiller system does not have economizers for the AHU’s. b. The chillers are located on the ground floor with direct access from the loading dock on the backside of the building. The chillers mechanical room is accessed via double doors. A fenced area is currently located in front of the double doors and WVU will be responsible for removing WVU owned equipment. The Contractor shall be responsible for removing and reinstalling the fencing. All equipment and fencing shall be removed prior to start of mobilization. c. See attached documentation for additional existing information. Contractor is responsible for verifying all model and manufacturer compatibility. d. OWP is expected to be occupied during construction. Currently, several floors are unoccupied. As required by the work, WVU will coordinate with the awarded Contractor for project access needs. e. The Contractor shall not block or impede egress/access to the delivery dock area unless coordinated in advanced with the WVU Project Manager. The Contractor shall coordinate all deliveries with the WVU Project Manager.
