Specifications include, but are not limited to: HANO is seeking proposals from a Certified Roofing Inspectors to inspect the roofing underlayment, sheathing, shingles, flashings, trim, and existing ridge or ridge portion for 167 roofs at the following HANO’s properties located at Fischer I, III, IV & IVA Housing communities. (see exhibit A) The Work under this contract is for the comprehensive evaluation to preemptively identify potential issues, and meticulously check ceilings, attics, and interior walls for water stains, mold, and other indicators of leakage. This is particularly crucial in areas where high humidity levels can exacerbate the growth of mold and mildew. The roofing structural inspection focuses on checking for uneven roof planes and signs of sagging, checking the soffit, fascia, gutter system, and the condition of masonry chimneys for cracks or damage, venting in the attic to ensure there is no build-up of heat and moisture which can shorten the roof life. The inspector should carry out full inspection of roofing system and associated leaking, damaged findings, documenting with photographs. The Roofing Inspector shall be duly licensed to perform the above scope of work per the best inspection practices and procedures. HANO requests a detailed comprehensive report with photos of all elements of the roof and recommendations of repairs required per building. The Roofing Inspector/Contractors shall coordinate all on-site activities with the HANO Construction Manager. The performance of the Work shall be limited to the hours between 8:00 AM and 5:00 PM; or as may otherwise be limited by City ordinance. Should Work be required outside these limits, written approval must be obtained from Property Management and HANO one full business day before commencing any such Work.
