Specifications include, but are not limited to: a. Build-out two (2) new offices. The work includes the supply and complete construction of new framing, gypsum board walls, gypsum board ceiling with batt and rigid insulation, acoustic wall insulation; supply and installation of duct works and all required attachments; supply and installation of new LED Ceiling Light Fixtures, new electrical receptacles, electrical re-routing, and new duplex receptacle with data jack as indicated on plans; supply and installation of doors and windows; supply and installation of HVAC ductwork and connection to existing heat pump; concrete floor sealing; supply and installation of new baseboards, and related accessories; supply and application of new painting; and completion of all related work items as indicated on plans. b. Selective interior demolition of existing light fixtures and electrical receptacles; supply, connection, and installation of related work including disposal of existing light fixtures and accessories; complete all related work items as indicated on plans. Prepare rough opening to receive two (2) new doors and two (2) new windows for new offices at existing walls as indicated on plans. c. Installation of access features item for unreasonable hardship exception. The work includes limited accessibility upgrades to signage and restroom accessories to meet the most current applicable codes and standards; complete all related work items as indicated on plans. d. Process and coordination with National City to obtain a sprinkler system permit with National City Fire Department. The work includes scope of work and material submittals to be submitted for approval and permit.
