CSD will be in need of acquiring raw land, commercial, residential, farm or otherwise undeveloped property for the purpose of building schools and other educational facilities. CSD is interested in an agent that can provide property research in specific areas and that match pre-selected criteria. Proposals should indicate a means of conducting necessary research and eventual purchase of such tracts. C. Brokering Assistance CSD may require brokering assistance with land exchanges or land gifts by donors that are initiated by CSD personnel. Proposals shall indicate specific experience related to those types of transactions as well as the compensation charged by the agent. D. Property Sales CSD holds and receives title to various parcels of land at any given time. When it is determined that the property does not directly support the mission of CSD, it is CSD’s desire to sell the property and convert the asset to cash. E. Property Appraisal Value CSD requires that all sales of property must meet or exceed the value estimated by an MAI Appraisal. In addition, all purchases must be at or less then estimated by MAI Appraisal. Sales must be cash at closing with no involvement by the District in providing financing.
