Design Build Phase The selected construction firm will provide engineering services or engage an engineering firm to provide the following deliverables during the Design Phase: A. Schematic Design / Design Development: ● Visit sites to become familiar and document existing conditions. ● Review existing drawings to determine accuracy. ● Review and refine the scope of work with the construction company. ● Prepare basis of design narratives describing the anticipated scope of work to be performed. ● Prepare Design Development level drawings showing the locations of relevant equipment, electrical, ductwork, and piping. Include preliminary equipment schedules. ● Prepare Design Development of proposed work. ● Submit drawings. ● Conduct a review meeting with the construction company and schools to review the Design Development drawings and cost estimates. B. Construction Documents: ● Complete and provide hardcopy and electronic (DWG & PDF) construction drawings (construction & as built). ● Complete bid specifications. ● Provide final CD-level estimate for review prior to bidding. ● Review of final drawings and specifications with the schools. ● Provide 2 copies of close out documents. C. Bidding ● Attend pre-bid walkthrough ● Satisfy all pre-bid requirements as outlined and any necessary addenda. ● Attend bid opening and provide reference checks. 2. Construction and Close Out Phase ● Contractor to provide load calculations for building department and engineering reports for structural steel ● Contractor responsible to provide all electrical related work in relation to projects. ● Contractor must include: Fire alarm work, cabinetry and overtime when applicable. ● Concrete pads for chillers must be included ● Concrete pads for condensers at Swift must be included Provide a review of submittals ● Supply a proposed schedule for approval to the committee. ● Review the schedule of values (SOV) in sufficient detail to support phased billing as the project progresses. ● Conduct periodic Owner, Architect, Contractor (OAC) meetings to review progress, resolve construction issues, and coordinate near-term scope of work ● Review product data for all new components and equipment ● Review all subcontractors and verify their insurance documentation. ● Coordinate with District to avoid interference with school operations. ● Periodic review of work on-site to ensure work is meeting the intent and specifications of the contract documents. ● Review/Satisfy monthly payment requests. ● Coordinate with Town Building committee and departments for any necessary inspections and provide the advance notice required. ● At substantial completion provide a detailed inspection of work performed and generate a “punch list” of work yet to be completed or requires correction. Include all stakeholders in this communication. Review the punch list items for completion before approving the final payment. ● Any and all labor rates must be at normal prevailing rates ● No Substitutions allowed ● Contractor is responsible for applying for any applicable incentives to be paid directly to the Town of Watertown, when awarded and applicable. Gordon Swift Middle School Furnish and install (2ea) chilled water coils in the existing roof tops that serve the 2nd and 3rd floor of the science wing, a 40ton chiller, associated control valves, (2ea) pumps, and associated electrical work Rooftop Air Handlers for 2nd and 3rd floors: ○ Add chilled water coils. ○ Add chiller to cool water for the roof top units ○ Rooftop Air Handlers without A/C components for 2nd and 3rd floors ■ Various mechanicals that are recommended to be addressed -Install 2 chilled water coils in existing rooftop units 14 and 15. -Install 40 ton chiller to supply the 2 coils with chilled water. -Include comprehensive acoustic package, architectural louvered panels, Bacnet card, convenience outlet and isolators -Add additional controls and valves for chilled water coils for air conditioning operation. -Add 2 pumps to move chilled water. -Pipe from chiller on ground to 2 rooftop units. -Supply and install 2” wall fiberglass insulation and PVC wrap. -Connect CW valves to existing Alerton BMS system .
