Specifications include, but are not limited to: The Vendor shall be responsible for providing services including, but not limited to, operations and maintenance of all facilities/building systems to include but not limited to mechanical, electrical, plumbing, fire protection, security systems, roofing, structural, building envelope, grounds / custodial work (when applicable), including all labor and material. Maintenance includes corrective, emergency, planned, predictive, preventive, and any unplanned maintenance which meets or exceed the service levels outlined below as ‘minimum’ but not limited to the following: • General Overview per Exhibit D, Section 1. • Electrical Systems per Exhibit D, Section 2. • Plumbing Systems per Exhibit D, Section 3. • Building maintenance per Exhibit D, Section 4. • Security systems per Exhibit D, Section 5. • Miscellaneous work per Exhibit D, Section 6. • Fire Safety/Fire Protection Systems per Exhibit D, Section 7. • Elevators/Escalators per Exhibit D, Section 8.
