Preliminary Design • Review of schematic design and cost estimates • Site testing and evaluation • Site plan • Floor plans • Exterior perspectives, exterior elevations, and building sections. • Building details, material and finish selections. • Preliminary structural, mechanical and plumbing, electrical and lighting, and control system plans. • Outline specifications as needed for estimates. • Detailed cost estimate for project construction. Final Design / Construction Documents • Obtain all permits and approvals from state and local municipal agencies for the building construction project. These approvals included, but are not limited to, Wetlands, Planning and Zoning, Fire Marshal’s Office, and Building Department. • Prepare all architectural and engineering drawings for bidding and construction. • Prepare project manual including all technical specifications for construction. Construction Administration and Inspection and Financial Reporting • Prepare for and attend one preconstruction meeting with Town staff and selected Contractor. • Assist in the public solicitation process for a construction manager at risk. • Prepare and assist the Town in submitting financial documents and forms to CT DAS throughout the course of the project. • Provide construction inspection services to provide quality assurance for all aspects of the project construction. This includes coordination with the contractor, subcontractors, and Town staff, performance of inspections for critical work, attendance at meetings and completion of daily inspection reports with photos documenting construction progress. Inspector must have at least 7 years of experience in construction activities and construction inspection. • Provide documentation of and recommendations regarding change orders and requests for information. • Review applications for payment for Town approval. • Attend all routine meetings with the Contractor and Town staff during construction. The Town anticipates a minimum of one job site meeting every two weeks. • Punch list development and coordination.
