1. Maintain Constant Communication with CITY. 2. Hiring and Managing of All Consultants including any specialty consultants 3. Preparation of Specifications and Bid Documents 4. Site plan development based on CITY provided Concept Site Plan(Attachment 1) 5. Design Development Phase 6. Construction Drawings 7. Cost Estimate at the completion of each phase prior to bidding 8. Assist the City in the Bidding Process 9. Construction Administration Phase 10. Close Out Phase: Including but not limited to: As- Builts, warranty's, Operation & Maintenance Manuals, Attic Stock Material, Punch List 11. Design Schedule 12. Coordination with City on selection of Standard City preferred items. 13. Weekly or Bi-Weekly meetings as needed including site visits 14. Experience with Modular Design/Construction highly desirable.
