Specifications include, but are not limited to: • The Contractor shall perform plumbing and gas repairs are critical for the operations of any office or building. • As-needed repairs refer to any scheduled plumbing or gas repair that requires attention to restore functionality to a system. These repairs are typical when the workload has become very large, and additional manpower is needed. The successful Contractor is expected to provide all personnel, materials, and equipment, and perform all repairs on an as-needed basis. Facilities Management will give a 24-hour notice before the Contractor is obligated to comply with the request. These repairs may not exceed five thousand dollars ($5,000.00) individually. • Emergency repairs refer to any sudden, unexpected plumbing and gas issue that requires immediate attention to restore functionality and prevent further damage. The successful Contractor is expected to provide all personnel, materials, and equipment, and perform all repairs on an emergency callout basis. If the repair is expected to be more than one thousand dollars ($1,000.00), the Contractor shall immediately notify the Facilities Management Director for approval. • On-call emergency repairs refer to any sudden, unexpected plumbing and gas issue that requires immediate attention after normal working hours to restore functionality and prevent further damage. The successful Contractor is expected to provide all personnel, materials, and equipment, and perform all repairs on an emergency on-call basis. If the repair is expected to be more than one thousand dollars ($1,000.00), the Contractor shall immediately notify the Facilities Management Director for approval. • The Contractor is expected to respond to as-needed calls within twenty-four (24) hours, but no later than forty (48) hours, after notification by GSU representatives. • The Contractor is expected to respond to emergency and on-call emergency calls within sixty (60) minutes, but no later than ninety (90) minutes, after notification by GSU representatives. • GSU intends to contact the next Contractor(s) to provide plumbing and gas services utilizing various Contractor(s) which will be available on an emergency basis. The actual number of participants chosen will depend on the number of qualified proposals received. This shall not be utilized for as-needed calls, unless the repairs are beyond the successful Contractor’s field of service. • All work must be performed in compliance with all applicable laws, regulations and codes. The Contractor will be responsible for obtaining any necessary permits. • If a repair or replacement is needed, and determined to be outside of the contract, the contractor shall prepare an itemized cost proposal to replace or repair and provide it to GSU Facilities Management department within three (3) business days.
